Defect Types of Electrical Work in House Construction

Abstract

Electrical technology greatly helps in making human life comfortable and rich.
Various such technologies are also used in houses, with different types of defects occurring in
house construction also increasing. Electricity works are not free from these problems, and
the defect dispute and related lawsuits are increasing. It is important to manage defects to
ensure good working condition. In addition, a standard system for defect management is
necessary in order to settle the issue early in case defect dispute occurs. However, in the
general standard for electrical works, the defect types are not arranged systemically, nor are
sufficient, relevant research results available. Therefore, this study proposes defect types with
a combination of description about defect subjects and defect phenomena for the apartments
among the houses. In the Korean laws and overall standards, there are seven defect types
proposed for the electrical works of the houses. However, it turned out to be 29 when the
actual defect cases were carefully investigated through the case study. The most frequently
occurring defects among the defect categories were socket installation defect, lighting
malfunction, and non-installation of flexible wireway in the ceiling.
